The sale of a beachfront trailer park in Los Angeles achieved the highest price for such a property thanks to its exclusive location.

Hometown America Communities bought Point Dume Club of Malibu, a five-star, 297-site manufactured housing property on the oceanfront in Malibu, California, from Point Dume Club Ltd. for $200 million.

The deal has won a 2025 CoStar Impact Award, as voted on by judges with knowledge of the market.

The mobile home park at 29500 Heathercliff Road sits on 95.4 acres of the original 13,000-acre Rancho Malibu and is the largest privately owned oceanfront parcel in Malibu.

Marcus & Millichap First Vice President and Partner Dustin B. Wilmer, and Senior Managing Director of Investments Douglas Danny, listed the property on behalf of the sellers, who are the direct descendants of the founders of Malibu, Frederick and May Rindge, and also procured the buyer.

About the project: Built 30 miles from downtown Los Angeles in 1969, the controlled-access, gated property has a basketball court, car wash, newly remodeled clubhouse, 24-7 security, laundry facilities, heated swimming pool, dry-heat sauna, tennis court and beach access.

What the judges said:  "The sale of the largest privately owned oceanfront parcel in Malibu set a record for the highest price per site ever achieved by a manufactured housing community," said Kitty Wallace, vice chair at Colliers.

They made it happen: Dustin B. Wilmer, first vice president of investments and partner at Marcus & Millichap, and Douglas Danny, senior managing director of investments at Marcus & Millichap.
