The leasing of a vacant retail store is expected to bring a highly anticipated entertainment user to the fifth-largest city in California.
Unleashed Freeplay Arena leased roughly 27,600 square feet at the Sunset Square Shopping Center at 7057 N. Marks Ave. in northwest Fresno. The deal won a 2023 CoStar Impact Award for lease of the year in Fresno after being selected by a panel of local industry professionals.
The future retail concept will have ninja obstacle courses, an 8,000-square-foot indoor inflatable, launch slides, warped walls, jousting, stunt falls and more. The tenant signed a 10-year lease.
Meanwhile, the Sunset Square Shopping Center is undergoing a redevelopment that will bring three new restaurants to the center with Unleashed Freeplay Arena serving as the anchor tenant. The shopping center is the first location for the entertainment user, which is expected to be an economic driver for the area.

What the judges said: "This large retail vacancy was a blight on the area for many years," said Jeff Pace, president of Colliers. "Once occupied, the tenancy will add an innovative use to this neighborhood center and increase foot traffic for the benefit of other small retail tenants in the center. The use really compliments the neighborhood by providing a new facility for healthy indoor family recreation."
