The leasing of a former call center by a church was a bright spot in an otherwise soft Westbrook, Maine, suburban market. Calvary Chapel Greater Portland’s leasing of nearly 22,000 square feet earned it the 2025 CoStar Impact Award for lease of the year for the Portland/South Portland market, as judged by by an independent panel of local industry professionals.
Calvary Chapel Greater Portland was looking to relocate its church from Portland and expand into a new space. It found 21,796 square feet of office/flex space in the former call center at 860-866 Spring St. in Westbrook, a suburb west of Portland.
Along with finding new space for the church and its congregants, the lease fills a local need as well as a significant vacancy in the suburban office market.
About the deal: Calvary Chapel Greater Portland signed a long-term lease for 21,796 square feet from the landlord. The Boulos Co. represented the landlord while, the Dunham Group represented the tenant.
What the judges said: “Creative ways to fill vacant space always seems to be quite impactful as it solves the needs for both tenants and landlords and allows new ways of thinking how to best serve the needs of clients," said Jon Rizzo, a broker with Boulos Co.
It’s a “creative repurposing of functionally obsolete call-center space,” said Justin Lamontagne, partner and designated broker at Dunham Group.
