The World Trade Center office node is performing well compared to other areas of downtown Manhattan. Vacancy, at 12.7%, is down relative to its pandemic peak and below the 13.5% average across the broader New York market. Additionally, downtown vacancy is the lowest outside of City Hall, where vacancy is historically stable due to a proliferation of government occupiers and a lack of new construction.
