Third-party logistics giant DHL is pressing on with an 1.8 million-square-foot industrial estate development next to the Tata Steelworks site on Weldon Road in Corby in the East Midlands after preletting the first 500,000 square feet for its own occupation.
The Westworks site is on the western side of the Tata Steel works in the heart of the Midlands Golden Triangle.
Outline planning permission was secured by Warmflame Developments in July 2023 for 1.8 million square feet of B2/B8 [industrial] development on the site. The opportunity was subsequently sold to DHL Real Estate Solutions in June 2024 with an agreement that Warmflame would fully remediate the site and provide DHL with an unincumbered plateaued site.
DHL Real Estate Solutions will now act as the developer for the entire park, as the development arm of DHL Supply Chain.
DHL Real Estate Solutions submitted a Section 73 amendment in the final quarter of 2024 to increase the heights within the parameters plan allowing a maximum height of 42m to the ridge on parts of the site. The lowest zone would allow for 25m to the ridge. The site also benefits from 20 MVA.
It is now preparing to lodge a reserved matters application for the first phase of 800,00 square feet in the first quarter of this year, comprising two buildings, a 500,0000-square-foot unit and a 300,000-square-foot unit.

An launch of the opportunity was held last week (13 February) with over 50 attendees and over 40 occupier agents, at Les 110 de Taillevent in Cavendish Square with the guest speaker the All Blacks rugby international Sean Fitzpatrick.
Unit 3, the first 500,000-square-foot unit, has been prelet to DHL. The marketing of the 300,000-square-foot Unit 2 has been launched on the open market.

A further 1 million square feet is to be developed in the second phase.
