NewQuest Properties redeveloped a 1980s-era strip center in West Houston into a retail development that is making a name for itself for international cuisine with several first-to-market tenants.
The 90,000-square-foot West on West shopping center at 12220 Westheimer Road is anchored by 99 Ranch Market with Asian-themed dining tenants that include Tsujia Artisan Noodle, Paris Baguette, The Alley, SomiSomi, Lady M, Kaiten-sushi Ginza Onodera, Gen Korean BBQ House and Teso Life.
West on West's architecture features a mix of modern style with global influences and several murals, helping the development serve as a vibrant destination with public spaces.
The deal has been selected as the winner of the 2025 CoStar Impact Award for redevelopment of the year in Houston, as judged by a local team of real estate professionals familiar with the market.
About the project: NewQuest Properties bought the six-acre retail center formerly known as the Pavilion Center in 2021 and redeveloped it into West on West. During the construction process, the company dealt with rising costs and material shortages by sourcing alternative, sustainable options.
What the judges said: “This redevelopment isn’t just about modernizing retail—it redefines the Westheimer/West Houston Corridor, blending culture, commerce, and sustainability. It’s a model for future urban revitalization projects,” said Bill Mcgrath, president of LandPark Commercial.
