A new standout apartment building in one of downtown Louisville's marquee neighborhoods is attracting attention thanks to an onsite Korean restaurant named Nami, a 24-hour fitness center with a rock wall, a pool and hot tub, soundproof office pods and other features. The development of Martin on Main at 835 E. Main St. has earned a 2024 CoStar Impact Award for multifamily development of the year in Louisville, as judged by real estate professionals familiar with the market.

Martin on Main is a six-story, mixed-use multifamily building, located between Louisville's Butchertown and NULU neighborhoods. The building features a gated, two-story parking garage, as well as bicycle storage.

Located about 15 minutes from Louisville International Airport, Martin on Main has views of Louisville's skyline and the Ohio River Walking Bridge.

The building is owned by Louisville-based Winebrenner Capital Management and managed by Arlington Properties. WorK Architecture + Design designed the property.

About the Project: Martin on Main is a 137-unit multifamily building at 835 E. Main St. in Louisville. The six-story property was built in 2023 and has 16 two-bedroom apartments, 81 one-bedroom apartments and 40 studio apartments.

What the Judges Said: "The team at Winebrenner Capital with the development of Martin on Main have earned my vote for multifamily development of the year. Martin on Main is a Louisville-centric development. From the local developers to the historic location between Butchertown and NULU, this multifamily building represents what is great about Louisville. Residents will have all the modern amenities that any great mixed-use building can provide, in addition to the walkability, viewshed, and access to important Louisville points of interest that will create unique touchpoints to Louisville’s identity." — William VanMeter, sales/leasing associate, Haymaker Company

"Martin on Main not only revitalized an entire block of Louisville's NULU district, but it brought more housing to a city desperately in need of it in our CBD. Also, the apartment has done everything they can to fit all lifestyles, including work spaces, pet friendliness and welcoming diversity with a Korean restaurant on the first floor."  — Krista Yockey, sales/leasing associate, CORE Real Estate Partners

"The property had a big impact on the neighborhood by bridging Butchertown and NULU. Given the size and shape of the infill site, and mix of adjacent uses, development was tight, but the finished product maximizes the site and blends well with the neighborhood." — John Beery, senior managing director, Valbridge Property Advisors | Kentucky

"Great space. Good location. Right where we needed more apartments. I think it'll be a great development in the long term." —Kezia Ramsey, Mortgage Lender, Monticello Bank
