Developer and multifamily operator Related Group made a splash with its first apartment project in Raleigh, North Carolina, combining a lodge-inspired aesthetic with an amenity package that rivals luxury resorts to set a new standard for high-end apartment living in the Triangle.

To help overcome the challenges of navigating a new market, the Florida-based firm launched a Carolinas-focused development office — a sign of commitment by the company and a move to ingratiate itself with the area as it looks to expand in the Carolinas and the greater Southeast. And its debut project, Town Triangle Crossing, has found its footing with the area's well-heeled renters, achieving strong leasing momentum and commanding a significant rent premium compared to the market. 

In recognition, the project earned a 2025 CoStar Impact Award for multifamily development of the year in Raleigh-Durham, as selected by an independent panel of industry professionals.

The 384-unit Town Triangle Crossing "offers a unique and compelling value proposition, blending elevated design with an unrivaled amenity package,” said Charles Humphreys, the project's lead developer.

Taking inspiration from mountain resorts, the sprawling 24-acre complex incorporates arguably the most expansive amenity package in the market. A two-story, mountain chalet-style clubhouse overlooks the centerpiece of the development, an outdoor amenity deck that features the Carolinas' largest residential pool, a 38-person hot tub, a poolside pavilion, private cabanas, an outdoor kitchen and a pizza oven.

For wellness-focused tenants, a fully equipped fitness center has a walk-in sauna and yoga studio, and residents have access to a regulation-size pickleball court and a large chipping and putting green. For remote workers, the clubhouse includes a coworking wing with private workstations and smart TV-enabled meeting rooms.

The exhaustive list of features also includes a private wine lounge, a sports bar-themed game room and a 24-7 grab-and-go market.

The extensive amenity package has helped Town Triangle Crossing secure rents averaging $2,000 per month, a nearly 30% premium compared to the market average of $1,550 per month, according to CoStar data.

“Careful planning allowed us to overcome challenges and deliver a community that enhances Raleigh and its residents' lives," Humphreys said.

About the project: Town Triangle Crossing opened last summer just off Interstate 540 near Town Triangle Mall. It offers one-, two- and three-bedroom residences in 11 layouts that range from 700 square feet to more than 1,500 square feet. Unit amenities include gourmet kitchens, spa-like bathrooms, expansive balconies and large walk-in closets. In addition to the amenities, the grounds feature evergreens, native grasses and colorful flowers, while repurposed boulders and exposed bedrock are integrated into the design. Roughly half of the units have been leased.

What the judges said: Town Triangle Crossing is a "beautifully constructed project, adding much-needed housing to the area," said Shelley Bhatia, senior vice president at TradeMark Properties. "An added bonus is that the developer opened a Carolinas based office, showing commitment to more growth and development in the area."
