After six years of challenges, luxury apartment project rises to meet expanding Las Vegas economy

Aura, an 184-unit apartment property in Las Vegas, faced roadblocks from the start.

The process spanned six years, starting with a land acquisition process that began in 2017. The site was originally home to a screen-printing and embroidery shop, but negotiations were complicated by multiple landowners with differing opinions on the property’s value.

In 2019, acquisition prospects changed, but the development team faced new economic challenges after the onset of the COVID-19 pandemic in 2020. The Las Vegas unemployment went skyrocketing in the city's volatile market. But Fore, the development team, stayed focused on the project, waiting out financial turmoil to realize the project completed in 2024.

Aura was selected by a panel of local industry professionals as the winner of the 2025 CoStar Impact Awards Multifamily Development of the Year for Las Vegas.

The seven-story, 184,000-square-foot property also faced design and construction challenges. Due to the site's clay-heavy soil conditions and substantial building loads, the geotechnical engineer first suggested a support structure that would've strained the project's available funding. Instead, the development and construction teams collaborated to find a cost-effective solution: aggregate piers installed using a vibrating tool. That money-saving solution meant the project continued.

Aura is a testament to strategic perseverance, problem-solving, and an understanding of the Las Vegas market. This apartment project now offers residents high-end finishes and amenities as Sin City continues its pandemic-era economic recovery.

About the project: Construction on Aura at 3240 W. Harmon Ave. started in 2022 and lasted 22 months. The property encompasses a clubhouse, mail room, workspace resort-style pool with grills, a fitness studio, and private garages, amongst other amenities.
