Fashion Nova, a fast-fashion clothing retailer that's generated buzz through marketing partnerships with entertainers and online influencers, is making a splash in the Los Angeles' real estate scene through a $118 million deal for a building set to become more than its new headquarters.
Richard Saghian, founder and CEO of Fashion Nova, bought the building at 407 N. Maple Drive in affluent Beverly Hills, California, in an all-cash deal with Tishman Speyer, according to the retailer.
The 175,000-square-foot modernist building is slated to showcase Fashion Nova's marketing strategy in person, joining some other online-focused brands that have turned to real estate over the past year or so to generate interest among consumers, through the lens of content creators and online celebrities.
Saghian plans to develop an invitation-only social club at the building “for creators, influencers, celebrities and VIP guests where the [Fashion Nova] brand’s inner circle can enjoy curated amenities and bespoke partnerships,” according to a news release, such as content and podcast studios, a gym and spa.
The concept is one that's been deployed by other retailers in and outside of Southern California, such as Alo, an athletic clothing retailer behind its namesake gym in Los Angeles and New York City. The upscale fitness studios are invite-only, and frequented by A-listers — from online personalities with millions of views on video platform TikTok to actors, such as Glen Powell — who wear the brand while taking strength or Pilates classes.
“Fashion Nova was the pioneer of social media marketing, creating a digital platform for influencers and creators when the industry was in its infancy," Saghian said in the statement. "And now, we’re pioneering a physical space for this community to connect, collaborate and interact with our brand."
It's unclear whether such facilities lead to sales activity for retailers. However, a typical social media user spends about 151 minutes per day on social media, prompting brands to turn to such platforms to help gain an edge in a competitive space, according to a report from Shopify.
Social Club HQ
Fashion Nova started with a brick-and-mortar store in Panorama City, and later expanded to online sales and has since opened four additional stores in Southern California.
Fashion Nova forms partnerships with celebrities like Megan Thee Stallion, Kylie Jenner and Nicki Minaj to create advertising on social media platforms for its products.
"We are creating a place for social media moments, and have expansive resources for content creation around product and the brands," Marisa Ritts, a spokeswoman for Fashion Nova, told CoStar News.
Fashion Nova's planned social club will include a fitness studio, as well as a "wellness spa, content and podcast studios, screening room, meditation and yoga garden, cosmetic microtreatment bar, organic culinary outpost, showroom” and other amenities.
Saghian also plans to develop an incubator laboratory at the building “for emerging designers, creatives and founders across fashion, marketing and technology," he said in the release.
Fashion Nova said it will occupy its new headquarters by the end of this year but did not provide a timeline for the opening of its social club. It will be relocating from its current base about 14 miles away at 2801 E. 46th St., a 121,000-square-foot building in Vernon.
Design Premium
Saghian's innovative plans for the property notwithstanding, the sale itself is a notable one for seller Tishman Speyer, an investor based in New York, and Los Angeles' office market, still in a state of recovery in the wake of the COVID-19 pandemic.
The purchase price marks a nearly 67% sales premium over the $70.7 million that Tishman Speyer paid for the building in 2005, according to CoStar data.
The price works out to about $674 per square foot and is among the priciest office transactions this year for the city, where offices typically sell for $344 per square foot, according to CoStar data. The city's office vacancy rate of 16.1% is above the national average of 13.8%.
Current tenants at 407 Maple include a coworking space managed by Studio by Tishman Speyer, Mosaic Media Group and Citigroup's Citi Private Bank, according to Ritts.
The building opened in 2003 and was designed by the New York firm Gwathmey Siegel Kaufman Architects. The building features a parabolic-segmented courtyard in its center and a landscaped entry plaza that fronts Maple Drive, according to a description on the firm’s website. Its exterior is clad with grey-green granite, blue-green glass and aluminum and titanium panels.
The 407 Maple building is located near another Gwathmey Siegel Kaufman-designed property, the David Geffen Foundation building at 331 N. Maple Drive.
Gwathmey Siegel Kaufman’s portfolio includes the 1992 renovation of the Guggenheim Museum in New York; the Museum of Contemporary Art in Miami and the Naismith Memorial Basketball Hall of Fame in Springfield, Massachusetts. Co-founder Charles Gwathmey was also known for his residential designs for celebrity clients like Steven Spielberg.
