Local Team Bringing New Life to Former Columbia Gateway Industrial Site

Redevelopment of the Year for Columbia, South Carolina

Cohn Corp., a Columbia, South Carolina-based full-service design/build commercial general contractor, has teamed with fellow Columbia-based real estate firm Wilson Kibler to redevelop the former Intertape Polymer Group industrial property at 2000 S. Beltline Blvd. into a new business park that will serve as a gateway to Columbia at Interstate 77 and the corner of Shop Road and Beltline Boulevard.

Plans are to transform the 80 acres and eight buildings into a new business park totaling nearly 350,000 square feet. The redevelopment, which aims to restore the prominent gateway site that was heavily damaged and left abandoned after the devastating flood in October 2015, has been selected by a panel of local industry professionals as the 2023 winner of the CoStar Impact Awards for redevelopment of the year for Columbia.

“For nearly two decades we have had our eyes on cleaning up this property as an anchor site on one of Columbia’s most heavily traveled business corridors. It’s sat abandoned and as an eye-sore for far too long. Our team is excited to bring new life to this site and additional capacity to the market,” said Harris Cohn of Cohn Corp. in a statement announcing the new project.

About the project: Phase I of the renovation project is expected to be completed in the second quarter of 2023 and will consist of a two-story, 15,000-square-foot office building, a 37,500-square-foot warehouse with a loading dock, and a 10,000-square-foot flex building with additional parking, 3,750 square feet of onsite storage, a rebuilt Perimeter Road and over 10 acres of laydown yard.

What the judges said: "The former location of Intertape Polymer Group has presented a community challenge for years, due to extensive on-site remediation and the limitations that imposed on future development opportunities. The project team has done a great job in bringing the property back into use while creating a positive benefit for the surrounding community," said Ryan Coleman, City of Columbia Office of Economic Development.

They made it happen: George McCutchen III of Wilson Kibler and Harris Cohn of Cohn Corp. are leading the redevelopment project. Wilson Kibler Senior Associate James Rogers is handling leasing for the new project.
