New Haven's industrial market still struggling with vacancy, leasing

Total available space down since 2020, but sublet space has tripled

Despite finishing 2024 with two consecutive quarters of positive net absorption, the industrial market in New Haven, Connecticut, has not turned the corner yet. The beginning of 2025 started with more than half-a-million square feet of negative absorption (the difference between move-ins and move-outs), reversing last year’s occupancy gains.
