Clothing thrift chain America's Thrift Stores is a new tenant at Mobile Festival Centre in Mobile, Alabama, benefiting the local community.

The Alliven Group signed America's Thrift Stores on Nov. 18, 2022, to lease 31,478 square feet of space at 3725 Airport Blvd. for the next 10 years. The deal was recognized as the lease of the year in the 2023 CoStar Impact Awards, as judged by real estate professionals familiar with the market.

This will be the third location of America's Thrift Stores on the Gulf Coast. An attached drive-up donation center is expected to open in March.

America's Thrift Stores rely on donations from the community to collect used clothing and household items. The stores then resell them back to the community while also partnering with local charities and ministries in an effort to improve lives affected by substance abuse and children with illnesses.

About the project: Mobile Festival Centre at 3725 Airport Boulevard in Mobile, Alabama, totals 154,397 total square feet on a 42-acre lot. The retail center was built in 1986 and renovated in 2015.

What the judges said: "This shopping center has struggled in recent years and this is a very large lease and will help to reanchor the complex," said Adam Metcalfe, vice president of real estate agency Metcalfe & Co.
