St Modwen Park Newport is an award-winning development at the gateway to South Wales, not far from the recently de-tolled Severn Bridges. Junction 23a of the M4 is within two2 miles and the park is 12 miles from Cardiff and 30 miles from Bristol.
The park has build-to-suit units from 70,000 square feet to 622,000 square feet and is already home to Amazon, Genpower, Mitel, CAF’s train production facility and Ureka Global.
About the Project: Built in line with St Modwen’s ‘Swan Standard’ approach to sustainable construction, the buildings feature intelligent and sustainable LED lighting, smart metering and rainwater harvesting. Air source heat pumps are used for heating the office elements of the warehouses and solar panels on the roofs provide a proportion of the power for each unit, as well as encouraging greener ways of commuting through the inclusion on EV charging points and dedicated cycling routes. These features were enough to win it a CoStar Impact Award.
What the Judges Said: "Clearly this development is thriving, due to the location, following the removal of the Severn Bridge Tolls and attracting occupiers such as Amazon, Mitel etc make this a worth winner in my opinion," Richard Jones, chief executive, Paramount D&B, while Ann-Marie Smale MBE, managing director, Powell Dobson Architects added "Great example of regeneration of industrial site through flexible development options for new innovative industries to support economic growth for the region."
They Made It Happen: Hannah Bryan-Williams, development and leasing manager, St Modwen; Neil Francis, partner – industrial agency, Knight Frank; Rob Ladd, partner – logistics and industrial agency, Cushman & Wakefield; Heather Lawrence, director – industrial and logistics agency, JLL.
