Zahniser Joins Cresa's Philadelphia Office as Managing Principal
A major commercial real estate services firm has hired a veteran in national industrial property as managing principal.
Eric Zahniser has joined Cresa's industrial services group in Conshohocken, Pennsylvania.
Cresa is expanding its presence in the burgeoning greater Philadelphia market. In October, the brokerage opened a new office in Center City.
"Eric’s arrival supports and accelerates our growth plan on the East Coast," Tony Juliano, Cresa’s Philadelphia market leader, said in a corporate statement announcing the move. "We grew our local workforce by over 40% in 2022, bringing in talented advisers to bolster our regional service offering and address our clients’ many requirements. We are off to a great start in 2023 and look to maintain that momentum throughout the year."
So far this year, the Philadelphia industrial market continues to lead the region, outperforming the New York City, Baltimore, Scranton, Lehigh Valley and Washington, D.C. industrial markets, with the most completed inventory in the past 12 months at nearly 16 million square feet, the most inventory under construction at 25.4 million square feet, and the highest annual absorption — measuring the difference between move-ins and move-outs over the past year — at 11 million square feet, according to CoStar market analytics.
Zahniser most recently served as a principal with Lee & Associates Commercial Real Estate Services.
Throughout his career, Zahniser has negotiated millions of square feet in completed deals throughout the Northeast logistics corridor and across the U.S., including a 619,000-square-foot lease to a third-party logistics firm in Mount Pocono, Pennsylvania; a 341,000-square-foot lease on behalf of a third-party logistics provider in Houston, Texas; and a 450,000-square-foot lease for a third-party logistics company near the Lehigh Valley International Airport in East Allen Township, Pennsylvania.
Zahniser previously served as head of business development and portfolio management at Siemens Healthineers, as a senior manager of capital finance and real estate at Bimbo Bakeries USA, and as an asset manager with the federal government's General Services Administration, before transitioning into brokerage.
A graduate of Shepherd University with a bachelor's degree in economics and an MBA from Villanova University, Zahniser serves on the board of directors for the Industrial Asset Management Council.
Wisse Promoted to Partner at Lee & Associates
Lee & Associates New Jersey has promoted industrial brokerage specialist Troy Wisse to partner as it expands its services and footprint in the Garden State.
In his newly expanded role, Wisse will continue to service his clients in the industrial sector in addition to nurturing new talent, according to the company.
Wisse joined the Elmwood Park office in 2016 as an associate in its industrial brokerage division after interning there, and has been promoted three times since then, most recently to vice president in 2022. Now a partner, Wisse can enjoy an enhanced split structure, participation in profit sharing and influence in the agent-owned brokerage company's decision making.
Smalley Joins Transwestern's Capital Markets Group
Transwestern Real Estate Services has hired Ralph Smalley as senior managing director of investment sales in its Atlanta office.
In his new role, Smalley is responsible for expanding Transwestern's capital markets capabilities throughout the Southeast, with a primary focus on Class A property investment sales across all product types.
Smalley brings more than 26 years of commercial real estate experience, most recently serving as a managing director at JLL. Before that, he held similar positions at HFF and Cushman & Wakefield. Smalley has completed over $2.5 billion in investment sales and capitalization transactions for various national clients throughout his career.
HRC Hires Eustace as Managing Director, FHA Originations
Hudson Realty Capital, an integrated commercial real estate investment management firm with $4.5 billion in aggregate transaction volume since launching in 2003, hired Brandon Eustace as managing director of Federal Housing Authority originations.
In his new role, Eustace will oversee the origination of multifamily FHA, Housing and Urban Development, and other bridge loans on behalf of nationwide clients. The firm is expanding its presence in the market after launching its FHA division in 2021.
Eustace brings more than a decade of experience in FHA/HUD real estate finance, origination and underwriting, having served as director of FHA production at NewPoint Real Estate Capital and at Lument-ORIX Real Estate Capital, formerly Hunt Real Estate Capital, where he independently originated over $250 million engagements. He began his career at Capital One in commercial real estate underwriting.
JLL Adds Brokerage Pair as Managing Directors
Kurt Griffin and Nathan Orbin have joined the Dallas office of JLL as managing directors.
In their new roles, Griffin and Orbin will focus on landlord and tenant representation as the global brokerage's industrial team continues to expand in the region.
"Our goals remain to be thought of as the industry leader when it comes to industrial brokerage in the DFW region," said Craig Jones, JLL industrial team lead, in a statement announcing the move.
Orbin and Griffin bring decades of commercial real estate industry experience and have closed more than 17 million square feet of industrial leases in the past three years alone. Both Griffin and Orbin are alumni of the University of Texas at Austin.
CBRE Adds Capital Markets Professional as First VP
Harrison Wagenseil has joined CBRE as a first vice president with the firm's institutional properties group in Minneapolis.
In his new role, Wagenseil will focus on major investment transactions for single-tenant and multiple-tenant office properties throughout the region, joining the team of Ryan Watts, Tom Holtz and Thomas Williams.
Wagenseil most recently served as managing director for investment sales with Transwestern's Minneapolis-St. Paul capital markets and investment sales practice group. He began his commercial real estate career selling investment properties in the San Francisco Bay area before founding a boutique commercial real estate advisory firm in Minneapolis.
CBRE Welcomes Back Office Brokerage Pair From Cushman
Dan Swift and Lana Baldock have rejoined CBRE as senior vice presidents in the firm's office in Portland, Oregon.
In their new role, the pair will focus on office leasing and sales in the Pacific Northwest and across the United States.
The team is rejoining CBRE after 16 years at Cushman & Wakefield, where they most recently served as managing directors. Swift brings 35 years of industry experience and has negotiated more than 1,800 office transactions representing over $3 billion in total consideration. Baldock has been in the industry for more than 28 years and has completed 14 million square feet of lease and sale deals valued in excess of $2 billion. They joined forces in 1999 while at CBRE's Insignia.
Colliers Picks Paula as Vice President in Miami
Ana Paula has joined Colliers as a vice president in the firm's Miami office.
In her new role, Paula will focus on agency and tenant representation for office clients throughout South Florida.
Paula brings more than 12 years of commercial real estate experience, having participated in over 3 million square feet of leasing activity throughout her career. Paula most recently served as vice president of Blue Box Real Estate, where she specialized in representing office clients, institutional firms, private equity investors and foreign, national and local businesses with leasing and acquisition services. She is a member of the Women’s Chamber of Commerce in Miami-Dade County and Commercial Real Estate Women Miami.
Industrial Specialist McKenzie Joins Kidder Mathews
Kidder Mathews has hired Ryan McKenzie as a vice president in the firm's Century City office in Los Angeles.
In his new role, McKenzie will continue to focus on industrial sales and leasing transactions across Southern California.
McKenzie brings 15 years of commercial real estate experience, working with a client list that includes ACT Lighting, Hager Pacific, Global Airtech and Volt Lines. He holds the Certified Commercial Investment Member designation from the CCIM Institute and is a member of Forbes Business Councils, an invitation-only organization.
