Industrie is Rosenblum Cos.' second multifamily development in downtown Albany, New York, but it represents a first for the company and the city as a whole as it will be the developer's first zero-emission apartment building.
The five-story mixed-use building being constructed on what was previously an underdeveloped surface parking lot will utilize fully electrified systems, including air-source heat pumps for space conditioning and energy recovery ventilation. The building will also utilize an enhanced building envelope and smart building controls to achieve at least 30% higher energy efficiency than a code-compliant building.
By increasing efficiency and offsetting energy use with a planned rooftop solar photovoltaic array, no fossil fuels will be used to operate the building.

For its role as a transformative multifamily development helping to redefine sustainable development in New York state, Industrie earned a 2025 CoStar Impact Award for multifamily development of the year in Albany, as judged by real estate professionals familiar with the market.
Industrie is Rosenblum’s second multifamily project in downtown Albany. The first, 17 Chapel Boutique Condominiums, was recognized as one of “50 Projects That Are Reshaping Life and Business in the Capital Region” by the Albany Business Review and served as a catalyst for the city’s downtown multifamily housing renaissance.
About the project: Industrie will offer 80 studio, one- and two-bedroom apartments, as well as street-level commercial space with restaurant-ready infrastructure facing Albany's Broadway arterial. Extensive building amenities include a roof deck with a cooking station, coworking lounge, fitness center, pet spa, package center, heated indoor bicycle storage and on-site parking with EV charging stations.

"This building will truly have a major impact on the market because of its design for sustainable development and also for bringing safe and affordable housing to downtown Albany," added Jessica Richer of Hanna Commercial Real Estate.
"The developer's commitment to sustainability is to be commended," said Felton McLaughlin of NAI Platform. "New construction is always risky but this one breaks new ground by being an all-electric carbon-neutral building.”
UPDATED They made it happen: The team behind Industrie at Albany-based Rosenblum Cos. is led by Principal Seth Rosenblum, Principal Jeff Mirel, Director of Acquisition and Development Zachery Gohl and Director of Construction Management Angela Cioffi.
Other key players involved in the project include architect Syvertson Rigosu Architects, mechanical engineer BSEG and structural engineer 260 Structural Engineering. ReVision Architecture of Philadelphia provided building envelope analysis and energy modeling. Sustainable Comfort of Worcester, Massachusetts, served as the primary energy consultant, and Aries Power of Albany is the solar PV project manager.
