Milam Real Estate Capital developed a 13-story mixed-use office building at 1900 Broadway in San Antonio. The building, with 204,000 square feet of office and about 22,000 square feet of retail, started with Jefferson Bank buying a full city block, comprising 12 separate parcels within Alamo, Broadway, Grayson and Josephine streets.

The development team then proceeded to demolish all existing structures on the city block and successfully petitioned the city of San Antonio to rezone the land to allow for a building height of 180 feet.

1900 Broadway now serves as the corporate headquarters for San Antonio-based Jefferson Bank and is the core building in an area that is becoming more pedestrian-friendly. The mixed-use building is less than one mile from the original San Antonio quarry (now Japanese Sunken Garden) and is close to the Pearl District, an area featuring several restaurants, office space and a historic hotel.

The project has been selected as the winner of the 2024 CoStar Impact Award for commercial development of the year for San Antonio, as judged by a local team of real estate professionals familiar with the market.

1900 Broadway, designed by HKS Architects and Don McDonald, features a tenant lounge, conference center and fitness center. Tenants include Jefferson Bank (occupying four full floors plus a retail bank on the lobby level), law firm Jackson Walker and 1900 Wealth Management. Retail tenants include sushi restaurant Nineteen Hyaku, coffee shop Newstand and Bellagreen.

About the Project: Developer Milam Real Estate Capital, architects Owen McCrory) and Don McDonald, and general contractor Joeris started construction in September 2020; Jefferson Bank took occupancy in March 2023.

What the Judges Said: “The development of the Jefferson Bank headquarters solidifies the Midtown/Pearl area of San Antonio as a premier office location," said Leah Gallagher, San Antonio city leader of Transwestern Real Estate Services.
