An apartment developer overcame rising construction costs, supply-chain delays and labor shortages, while addressing a critical need for housing and contributing to local economic growth in Bellevue, Nebraska.

Redwood Living's Redwood Bellevue South 25th Street development features single-story layouts with two bedrooms and two bathrooms, providing a townhouse-like feel, but without a homeowner's association.

The new multifamily project earned a 2025 CoStar Impact Award for multifamily development of the year for Omahas, as judged by a panel of real estate professionals familiar with the market.

As the nation grapples with a shortage of homes, this project has increased the city’s tax revenue and helped revitalize the neighborhood, making it more desirable for future investment, officials said.

About the project: Apartments in the 131-unit project have private entrances. As many as three pets are allowed with no size or weight restrictions. The development attracts a mix of families, young professionals and retirees. All apartments have private entrances, two-car attached garages and personal patio spaces.

What the judges said: This project directly addresses the lack of quality housing. "With demand far outpacing supply, we need developments that add more homes while redefining modern living through innovation, sustainability and community impact," said Jessica Moline, director of market research for Colliers Nebraska.

They made it happen: The development team at Redwood Living included Cheryl Emond, Amy Stevens, Judith Hausmann, Derrick Clayton, Doug Shetterly, Annabelle Bartell, Kent Ogle and Steve Kedra.
