ITA Group Leases Building Redeveloped With Return-to-Office Needs in Mind

Business consulting firm ITA Group signed a lease for more than 150,000 square feet of office space that is being redeveloped to meet the return-to-office needs of its workforce.

A longstanding relationship between R&R Realty and tenant ITA Group emphasized collaboration and innovation in a project that has been chosen as the lease of the year in Des Moines by CoStar's Impact Awards, as judged by real estate professionals familiar with the market. It is a relocation and expansion for ITA Group.

"The foundation laid in previous dealings became the cornerstone for the expansion within the R&R portfolio. This decision to grow within another R&R building is a testament to the mutual understanding and shared visions experienced throughout this partnership," according to R&R Realty's nomination of the project.

In West Des Moines, Iowa, the Arcadia building at 7000 Vista Drive will feature a new childcare space, a market with an "elevated coffee experience," conference and training rooms capable of accommodating up to 200 people, and a fitness center. The modern, functional and welcoming space feels "more like a university campus than an office," according to R&R Realty.

"Meeting rooms are located specifically for the ease of navigation. Finishes are natural, organic and warm, while blending with the common areas. Wellness is important to ITA, so allowing for the natural light and views from the fourth floor to be available for all employees was a central goal," the nomination states.

"Outdoor updates will include collaboration areas and over 4 acres of outdoor space with sports courts, offering an elevated workplace experience for the ITA employees."

The lease negotiation process spanned 10 months and construction is anticipated to take six to seven months.
