Dedeaux Properties overcame geographical challenges when developing 750 Marlborough Ave., a 326,350-square-foot industrial complex nestled in the Riverside mountains in the Inland Empire.

“Overcoming the topography and challenges to end up with a great product boosting the industrial footprint in Riverside, California, makes this a great development," said Rene Ramos Jr., a broker with KW Commercial in the Inland Empire.

The project received a 2024 CoStar Impact Award for commercial development of the year for the Inland Empire, as judged by real estate professionals familiar with the market.

About the project: The building has 10,000 square feet of office, taller heights for tenants to store products, 40 doors at loading dock height and LED lighting.

What the judges said: "Successful project at a site built next to a mountain. It required creative design to deal with the topography challenges," said Lon Mapes of LDM Commercial.

They made it happen: Dedeaux Properties acquired and developed the site with brokerage representation from Voit Real Estate Services including Vice President Jon Larson, Executive Vice President Juan Gutierrez and Senior Vice President Ryan Miller.
