Smaller Properties Dominate Industrial Sales Activity in Kansas City

Larger Properties Are Selling Less Frequently Since 2021 Peak

While large industrial building sales typically garner the most attention, most buildings that sell each year are on the smaller side. In Kansas City, that number has been increasing since 2021, with properties below 10,000 square feet accounting for over half of all sales through the first half of 2024, an increase of 22% from the market’s 10-year average. If properties below 50,000 square feet are included, 92% of all sales fall into this category.
