Access Point is a new three-building, multi-tenant industrial park located at 350 Old Laurens Road in Simpsonville, South Carolina, developed by Hughes Commercial Properties, Inc., with leasing handled by Lee & Associates Greenville/Spartanburg.

The 54.4-acre site is situated on I-385 and I-185 at the Old Stage Road interchange near the Inland Port in Greer, the BMW Manufacturing Plant and GSP International Airport within the I-85 corridor between Atlanta and Charlotte. The speculative development offers tenants a range of flexible building depths and floorplan sizes, which have been in short supply according to a recent CoStar analysis.

The added flexibility and appeal for small and mid-size firms helped to fill Buildings I and II quickly and bring the third and final building III is more than 70% leased. East Group purchased Building III from Hughes Commercial last year. The successful project has been selected by a panel of judges composed of local industry professionals to receive a 2023 CoStar Impact Award for commercial development of the year in Greenville and the Upstate South Carolina region.

About the Project: Developed by Hughes Commercial Properties, Inc. with leasing handled by Lee & Associates Greenville/Spartanburg, the three-building speculative Access Point project introduced a wide range of flexible configurations for small and mid-size industrial tenants.

Judges' Comments: "This project offers tenants various options and comes in different sizes and configurations. Tenants like having choices and this project gives them that. The area is growing but the south area of I-385 near Simpsonville seems to have been passed over until this project came along. The development was much needed and helped ensure that this emerging access way into the area could compete with the I-85 monster and help the southeast side of the county develop," said Senior Adviser Richard Barrett of Colliers.

"This spec development help to revitalize the Simpsonville area," noted Chisolm Nicholson of Flagship Properties.

They Made it Happen: Greenville-based Hughes Commercial Properties was the developer with leasing handled by President Randall Bentley CCIM, SIOR, Executive Vice President Kevin Bentley SIOR and Senior Associate Chad Stepp of Lee & Associates Greenville / Spartanburg.
