Williams-Sonoma Makes Itself at Home in Prologis' Newly Built Warehouse

Developer Prologis landed upscale home goods retailer Williams-Sonoma to occupy its newly completed distribution center building, spanning more than 1.1 million square feet at 5051 Promontory Parkway in the Stockton suburb of Tracy, California.

For the size of the project and its new tenant, and the development’s potential to bring more jobs and other big industrial users to the neighborhood, the property garnered a 2023 CoStar Impact Award for commercial development of the year, selected by an independent panel of local industry professionals.

San Francisco-based Williams-Sonoma, which operates more than 160 stores nationwide, joined the tenant roster at Prologis’ International Park of Commerce after the building was completed in mid-2022.

Brokers said the building includes 50-foot ceiling clearances, reinforced concrete floors, 194 dock-high doors, 185-foot truck courts, 60 concrete truck aprons and the latest high-tech fire suppression systems.

Prologis, among the world’s largest owners of industrial properties, is headquartered in San Francisco. The company previously built more than 25 other buildings at the Tracy industrial park, which spans about 1,800 acres and is home to Amazon, FedEx, DHL and Crate & Barrel.

What the judges said: “This industrial lease brings a prestigious company to the area for e-commerce, and provides infill and job opportunities to the local economy,” said Mahala Burns, principal broker at the Cort Cos.

Jordan Amarant, a broker associate at PMZ Commercial, called the development “a massive job generator” with long-term value to the region.

They made it happen: Development and leasing were spearheaded at Prologis by Matt Drury, Alireza Harandi, Bobby Gray, Claire Wilson and Elizabeth Dunn. Lease arrangements were brokered by Greig Lagomarsino, Michael Goldstein, Gregory O’Leary and Ryan McShane of Colliers International.
