Cumulus District Project Links LA's West Adams Neighborhood With Culver City

One of the City's Largest Apartment Projects, Near Mass Transit, Serves as a Hub Between Creative Zones

The Cumulus District mixed-use development on 11 acres next to the Metro Expo station at La Cienega and West Jefferson boulevards in Los Angeles includes one of the biggest apartment projects ever built in the city, with a combined 1,210 units.

Developed by Carmel Partners, the project at 3311-3333 S. La Cienega Blvd. is part of a massive transit-oriented development on the former site of the Cumulus Media radio station. It includes the 31-story ARQ apartment tower, one of the tallest buildings on L.A.'s Westside, and VOX, two connected, seven-story apartment buildings.

Making connections: Cumulus, with its upscale apartments managed by Greystar Real Estate Partners, has 100,000 square feet of retail anchored by a Whole Foods Market and is built around a 1-acre park called Zocalo. It aims to link the rising West Adams neighborhood with Culver City, a film and television production hub that has seen an influx of new media and large tech companies such as Apple, Amazon and TikTok.

Transforming area: The upscale Cumulus development, designed by architecture firms Solomon Cordwell Buenz, TCA Architects and Studio MLA, is part of a transformation of what had been a largely industrial area between L.A.'s West Adams neighborhood and Culver City into a prime spot for higher-income professionals and renters.

What they're saying: "Our goal with Cumulus was to create a neighborhood that connects with surrounding West Adams and Culver City to become a cultural place maker,” Dan Garibaldi, head of development with Carmel Partners, said in an email. “Located right next to the Expo Line, Cumulus provides the best of Los Angeles living.”

Carmel Partners said in a statement that "from the start of this project, our goal was to build an urban locale rooted in community and the rich history of the neighborhood, yet designed with today's modernity and conscious living in mind. The launch of the Cumulus District comes at an exciting time as Culver City and West Adams go through a renaissance with the dramatic influx of some of the world's fastest-growing tech, media and entertainment companies."

The big picture: Cumulus provides upscale housing a few miles from Hollywood, where entertainment giants such as Paramount Studios and Netflix have sprawling production campuses, and near the media and tech hot spots on the coast known as Silicon Beach, where companies such as YouTube and Snap operate.
