A former power plant has been redeveloped into a logistics hub next to the Delaware Memorial Bridge and is expected to bring hundreds of new jobs to the area.
The Garden State Logistics site, formerly housing the Calpine power plant in Pennsville Township, is now home to two best-in-class industrial buildings totaling 1.7 million square feet. The redevelopment of the Garden State Logistics site at 373 N. Broadway St. has earned a 2025 CoStar Impact Award for commercial development of the year in the Philadelphia area, as judged by real estate professionals familiar with the market.
Prior to the redevelopment, the site housed an aging power generation facility that, while once an essential contributor to the region's energy supply, had long outlived its usefulness.
The environmental remediation of the property was a critical first step, ensuring that the site met all safety and regulatory standards for its new purpose. With the support and oversight of the New Jersey Department of Environmental Protection, extensive cleanup efforts were undertaken to remediate any potential environmental hazards left behind by decades of industrial use.
The two newly developed industrial warehouses offer cutting-edge amenities designed to meet the demands of modern logistics operations.
