M&G's giant Leadenhall City project scoops prize for London's best development

40 Leadenhall, one of the City of London's largest developments, has pocketed a 2025 CoStar Impact Award for its contextual sensitivity and contemporary design after being recognised by an independent panel of industry professionals working in the market.

The office-led scheme by M&G Investments, which totals 862,000 square feet, is already 92% let and has become the latest landmark in the City, accommodating up to 10,000 people. It won Commercial Development of the Year for London.

Designed by Make Architects, 40 Leadenhall is celebrated for helping to set new standards of sustainability and wellness in the market, with the property housing an 11th-floor communal clubhouse, a fitness studio, a wellness studio, and a 30-seat cinema room, as well as a 200-seat auditorium.

Judges also noted the project's "complex and lengthy planning process", which included the need to protect key views of St Paul's Cathedral and restoring the Grade II-listed 19-21 Billiter Street property. The award-winning scheme is targeting BREEAM 'Excellent' and NABERS 5 star.

About the project:

Assembling the land began many years ago with Henderson's acquisition of the Leadenhall Triangle site in 2011, which judges said highlighted the "dedication and perseverance required to bring this vision to fruition".

The project also addressed a need for sustainable transport solutions by incorporating 1,067 bicycle spaces, mobility scooter charging and shower facilities, promoting active travel and reducing reliance on private vehicles.

It also had a significant economic impact on the City as it created around 390 construction jobs, while pedestrian zones and wider pavements along Leadenhall Street, Fenchurch Street, Billiter Street, and Fenchurch Buildings demonstrate reflects its focus on improving public realm and usage for pedestrian.

What the judges said:

Emily Prideaux, executive director at Derwent, said: "This large-scale development in London's insurance district showcases a strong commitment to sustainability and wellness.

"The architectural design of the building is not only impressive but also exceptionally generous in terms of the amenities provided for its occupants.

"Securing planning permission for a project of this magnitude offers a positive endorsement for the City, particularly during a volatile period in the market."

Shaun Simons, Compton founder, added: "Not only is it one of the largest developments ever built in the City, successfully navigating a complex planning process, but the final product delivers a world-class, highly sustainable workspace.

"With 92% of the space already let, a remarkable achievement so soon after practical completion at the end of 2024, it stands as a testament to its exceptional quality and appeal."
