Developer McShane Construction has completed work in late 2024 on the Central Industrial Center, among the largest projects of its type to be developed in Stockton, California, in recent years.
The region has been posting rising industrial demand for several years from tenants seeking modern but relatively affordable space in industries that include e-commerce, package shipping and food distribution.
For its potential to generate significant new industrial activity and ripple business for the Stockton area in coming years, the project was selected by a panel of regional real estate experts to receive a CoStar Impact Award as commercial development of the year in Stockton/Modesto.
About the project: The three-building, speculative project brought about 1.1 million square feet of new industrial space to a high-demand area near Interstate 5 and state Route 99 and is among the Stockton region's largest projects near the interstate. Leasing brokers at CBRE noted that the region has seen particularly high demand for large-bay projects, especially in the city's southern section near freeways and the BNSF railroad.
What the judges said: "Sheer magnitude puts this one in front," said John Hillas, principal at Hillas Appraisal Co.
They made it happen: Tom Davis, Dan Davis, Bob Taylor, Ryan Davis and Ross Rudow of CBRE; John Dobrott and Sven Tustin of Conor Commercial Real Estate; Michael Schwartzers of Heitman.
