There is a growing consensus that the bottom of the UK real estate market has passed. Average yields for the three traditional sectors started to tighten towards the end of last year, and office leasing made a strong recovery in the final quarter of 2024.
However, there are significant differences in performance across the UK’s sectors and geographies; market participants’ perception of where we are in the cycle is heavily influenced by the assets they are currently involved with.
