NorthPark35 Building 6 serves as part of the rise of Georgetown, Texas, as a center of high-technology manufacturing and skilled talent. The 435,714-square-foot facility at the intersection of IH-35 and SH-130 in suburban Austin, Texas, provides direct access to highways due north to Dallas-Fort Worth and south to San Antonio and Mexico.

The building was sold by the developer to ZT Systems, a company specializing in cloud computing and artificial intelligence. ZT Systems will use the building for its operations and plans to bring as many as 1,500 skilled jobs to Georgetown.

Titan Development, the developer of NorthPark35 Building 6, was able to secure an agreement with the city of Georgetown, the building’s power provider, for ZT Systems to conduct its high-tech manufacturing at the site.

The project has been selected as the winner of the 2024 CoStar Impact Award for commercial development of the year, as judged by a local team of real estate professionals familiar with the market.

About the Project: Titan Development developed NorthPark35 Building 6 but sold it to ZT Systems in October 2023 upon completion of the shell. ZT Systems will be the sole occupant of the property.

What the Judges Said: “High-tech firms like to cluster close to each other. This tech tenant in a new building is going to be very impactful for Georgetown because having a tech firm take space in Georgetown makes it much more likely that other tech firms will look at Georgetown,” said Greg Hallman, MBA senior lecturer and REIT fund director at the University of Texas at Austin.

They Made It Happen: Titan Development was represented by Omar Nasser and Blake Patterson from Aquila Commercial in this deal; Aquila Commercial also handled the leasing for the building. The architect for the project was GBA. Joe Novek, Marc Vanderslice and Roger Hanks with CBRE were also involved.
