A mixed-use skyscraper set to be the tallest building in Austin, Texas, is nearing completion, with one of the tower’s developers estimating Sixth and Guadalupe’s doors opening at some point this fall.

Sixth and Guadalupe is being built by Dallas-based Lincoln Co., San Antonio-based Kairoi Residential and San Francisco-based investor DivcoWest at the corner of Sixth and Guadalupe streets in downtown Austin.

The tower topped-off in November 2022, reaching its maximum height of 875 feet. Construction workers with Kansas City, Missouri-based J.E. Dunn Construction Co., the project's general contractor, are on-site now, working to finish the building’s interior.

J.E. Dunn and Kairoi Residential provided CoStar News with a one-on-one tour of the property on Monday.

The high-rise will be Austin’s tallest building for a few years until the Waterline, which is also under construction on the other side of downtown, tops off at 74 stories and 1,022 feet — making it the tallest building in Texas.

The 66-story Sixth and Guadalupe, meanwhile, is taking shape. The Gensler-designed project stacks residential space on top of office space, retail space and parking. Elements of the ground-floor lobby have been completed, amenities are being put into place and landscaping is starting to come together in common areas.

The building features 589,112 square feet of office space, 34,852 square feet of amenities, 10,122 square feet of ground floor retail and 349 apartment units for lease called the Residences at 6G.

Pre-leasing for the Residences at 6G is officially underway. The Residences at 6G feature 360-degree views of Austin and the highest pool deck in the city on the 66th floor. The 66th amenity floor is exclusively for residents of the project's 24 penthouse units, which are on floors 61 to 65, according to a spokesperson for Lincoln Property.

A few penthouse suites have already been leased, according to a spokesperson with Kairoi Residential. Rental prices were not disclosed. Residents of the penthouses will have access to a members-only club room with custom wine storage and exclusive concierge services.

Chef Kimbal Musk, who is the brother of Elon Musk, has leased about 8,000 square feet to open an American bistro called The Kitchen next year on the ground-floor of the tower. The restaurant will be the first location for The Kitchen in Texas. Another ground-floor retail space is available for lease, according to the spokesperson with Kairoi Residential.

Parking for the building’s tenants is close to being completed. Three levels of below-grade parking will be dedicated to residential parking. Office users will have access to above-grade parking on floors 2 through 13.

The office portion of the building takes up floors 14-33, while the residential portion comprises floors 34 to 66. There are amenity decks for office tenants on floors 14 and 15, while residents will have amenities on floors 34 and 66.

Meta Platforms Inc., the parent of social media platform Facebook, had signed a lease to occupy the entire office space at Sixth and Guadalupe. People familiar with the lease and the building’s construction told CoStar News that Meta had planned to sublease its space as the company attempts to become more efficient. There is no listing, however, for sublease at Sixth and Guadalupe. Construction at the 66-story high-rise is moving forward as if Meta will move in once the building opens, according to a source familiar with the lease but unauthorized to speak on the matter. 

Meta did not respond to a request to comment about its lease at Sixth and Guadalupe. Lincoln Property lists one of its executives, Andy Smith, as the point of contact for office leasing at Sixth and Guadalupe. A Lincoln Property spokesperson told CoStar News in an email this week that the office space remains leased.

The residential amenity area on floor 34 is designed to feature a full-size pool, gym, podcast studio, movie theater and game room, among other perks.

Construction on Sixth and Guadalupe, located at 400 W. Sixth Street, started in 2019.
