The city of Miami Beach’s planning board gave the green light to a joint venture between Terra and Deauville Associates to bring back the historic Deauville hotel as a branded hotel and condominium.

The city’s planning board unanimously recommended this week to approve land use changes allowing the joint venture to build a larger project on a 3.8-acre oceanfront property at 6701 Collins Ave. near Miami Beach’s North Beach neighborhood.

Terra and Deauville Associates co-own the vacant lot and are seeking zoning changes that would allow for a nearly 916,000-square-foot project. Current zoning allows for 570 units and nearly 500,000 square feet of floor area.

Originally built in 1957 in Miami Beach’s iconic MiMo style, the Deauville hotel would go on to host the Beatles in a 1964 performance. More than 50 years later, an electrical fire shut down the hotel. In 2022, the hotel was demolished and the lot has sat empty since then.

Plans for the hotel’s reconstruction include two boutique condominiums with a total of 100 residences and a redeveloped Deauville hotel offering 150 keys, designed by a team that includes architects Foster and Partners, Miami-based Shulman and Associates and ODP as the architect of record.

The return of the Deauville hotel would "serve as a key economic driver for the area and enhance the cultural fabric of Miami Beach," said David Martin, CEO of Terra, in a statement.

The developers could secure approval from the Miami Beach City Commission as soon as March with a potential construction start date in 2026, according to the statement.

Sales of the condominium have not started and prices have not been announced, nor has a brand partner, a spokesperson for Terra told CoStar News.
