In one of the largest leases of 2024 for the industrial market in Savannah, Georgia, a logistics company has secured a warehouse of more than 733,000 square feet about 10 miles from the city’s bustling port.
Armstrong Logistics completed the full-building lease in 2024 with Stonemont Financial Group, which developed the property as part of a joint venture with real estate companies The Davis Cos. and Chesterfield. The deal was selected as the winner of the 2025 CoStar Impact Awards for lease of the year in Savannah, as judged by a local team of real estate professionals familiar with the market.
California-based Armstrong Logistics plans to expand its East Coast operations with its new warehouse that marks Stonemont's 10th property built at the Georgia International Trade Center, comprising 8 million square feet. All 10 buildings were leased prior to being completed.
The Port of Savannah moved more than 11% of loaded international containers in the U.S. in the 2023 fiscal year, making it the country’s fourth-busiest port. The 1,150-acre trade center is a half-hour north of the city center and 20 minutes north of the port.
The building Armstrong occupies has a 40-foot clear height, 175 doors for trucks to dock at and four drive-in doors, and 208 parking spots for truck trailers.
Stonemont purchased the land for the industrial park in 2018. Other major park occupants include hardware chain Lowe’s, which fills more than 3 million square feet in three buildings, home accessories retailer Serena & Lily, Shaw Floors and Pacific Cycle.

What the judges said: “The fact that Stonemont delivered its 10th warehouse in this park with a tenant in place speaks to the strength of both their strategy as a developer and the port-proximate Savannah market in general,” said Christa DiLalo, senior research director for Cushman & Wakefield.
