With the opening of its first multifamily building, the vision of a major development is starting to take shape at the site of a former landfill.
Thrive Companies' development of the Grandview Crossing apartments in the Grandview Heights neighborhood of Columbus, Ohio, has earned a 2023 CoStar Impact Award for Multifamily Development of the Year, as judged by real estate professionals familiar with the market.
Thrive developed Grandview Crossing on 55 acres of land that was the former site of the Dublin Road landfill. The opening of its first apartment tower in 2022 with more than 650 units is the first phase in the area's development. Grandview Crossing will also include 250,000 square feet of office space and 108,000 square feet of retail space, a parking garage, a hotel and a 3.5-acre park. One of its office buildings will welcome BMW Financial Services, which will move 900 employees from northwest Columbus suburb of Hilliard, Ohio.
The location of Grandview Crossing is close to some of Columbus' most popular restaurant and entertainment districts, including the Short North Arts District. The property is within minutes of the stadium district, which is home to Lower.com and Major League Soccer's Columbus Crew and Nationwide Arena and the NHL's Columbus Blue Jackets.

What the judges said: "Thrive's incredible talent to take brownfield sites and turn them into productive projects is unparalleled. Grandview Crossing takes forgotten land close to the city center and turns it into a mixed-use development that will provide a dynamic live, work, play environment that will increase tax revenue for the city of Columbus," said Stephen Stuckwisch, senior lecturer of finance at Ohio State University.
"Grandview Crossing took a very difficult piece of property, a former landfill, and was able to put a much-needed project in its place. When developing a landfill, the extra steps that need to be taken with the U.S. Environmental Protection Agency make this project even more difficult," said Stephen Gale, economic development specialist for the city of Westerville.
"The adjacent revival of the area is also impactful, beyond what the project itself represents," said Jennifer Klus, director of economic development for the city of Dublin.
