Leeds’ newest commercial district at Aire Park saw the opening of Building 1 and Building 3 South Brook Street, which reintroduces a historic street name to the UK's fourth-largest city.
The development has been selected by a panel of local industry professionals to be a winner of the CoStar Impact Awards Commercial Development of the Year for Yorkshire and Humberside.
Aire Park, which sits beside the Aire River, is known for being the site of the Tetley Brewery, which opened in 1822, and is being developed by Vastint.
Buildings 1 and Building 3 South Brook Street follow the opening of the first areas of public realm, including Tetley Green, Tetley Triangle and Theatre Gardens, and form part of the site’s eight-acre city centre park, which will feature a vibrant leisure offering of shops, public amenities and bars and restaurants. They will anchor 750,000 square feet of offices.
About the project:
The original South Brook Street disappeared with the expansion of the Tetley Brewery, but it has now been reinstated as part of this new commercial district, which will see the creation of almost three-quarters of a million square feet of new office space on Leeds South Bank.
What the judges said:
Dan Burn, head of development, Panattoni UK Developments, said the project is “an important regeneration project for Leeds City Centre, reshaping the public realm and creating important green space,” while Adam Varley, development director, Scarborough Group International, added it is a “great example of placemaking whilst also being a fantastic vote of confidence in the regional property market by [real-estate developer] Vastint in their decision to speculatively develop the first phase of South Brook Street.”
