While the city of Ocoee, just outside of Orlando, Florida, has been working for over a decade on Vision Fifty West, a redevelopment plan for the city’s future, the Alibi at Lake Lilly set a new standard in the community. The new apartment complex provides modern housing with design elements that still manage to evoke the grandeur of a bygone era.

Developed by Las Vegas-based Fore Property Co., the Alibi at Lake Lilly offers residents 410 units ranging from studios to three-bedroom apartments across 4-story elevator-serviced buildings, 2-bedroom carriage buildings, and 3-story townhome-style buildings.

Its location at 2760 Southside Drive, just off the Florida turnpike, necessitated creative workarounds to ensure residents were minimally impacted by the busy roadway. A majority of the Alibi’s units face the pond, and each building comes with its own unique amenities — one with a dock, another with garden-side hammocks, or a hot tub, fire pit and barbecue grills.

Although the Alibi is LEED Silver certified, it was the multifamily complex’s The Speak-Easy, a 13,322-square-foot clubhouse, that won over renters. Residents can work in the clubhouse’s work-from-home space, enjoy the sports lounge and gaming area, or use a secret bookcase entryway to access the community library.

The Alibi at Lake Lilly was selected as the winner of a 2024 CoStar Impact Award for multifamily development of the year for Orlando, as judged by real estate professionals familiar with the market.

About the Project: Developed by Fore Property Co., The Alibi at Lake Lilly broke ground in 2023 and opened in March with 410 multifamily units. The project design team included architect Charlan Brock and Associates, Harris Civil Engineers, Perry Becker Landscape Architects and Scott and Cormia for interior designs.

What The Judges Said: "This project is a great testament to selecting the right developer at the right time to bring an award-winning product to city who has historically been against multifamily development. I hope more land owners and cities take notice and understand that density is not a bad thing when the execution matches the opportunity," said Ike Cottle, president and CEO of Green Slate Land & Development.

They Made It Happen: Jim Sullivan, managing partner of Fore Property Co.; Chris New, vice president and partner at Fore Property Co.; Ben Smith, development director at Fore Property Co.; Omar Omar, development associate at Fore Property Co.; Peggy Walker, vice president of property management at Fore Property Co.; Stephanie Waddington, regional manager at Fore Property Co.; Mady Maribona, business manager at Fore Property Co.; Rick Borowski, president of construction at Fore Construction; and Xyline Robinson, project manager at Fore Construction.
