Anderson Alexander law firm leased most of the top floor of the Bay Building on the waterfront in the central business district in Corpus Christi, Texas.
The law firm's long-term lease for 9,727 square feet on the sixth floor at 101 N. Shoreline Blvd. came to fruition after the landlord's representatives negotiated to relocate other tenants at the professional office building.
The representatives also assisted in the coordination of the remodel of the sixth floor to achieve a more modern and upscale look for the law firm, which specializes in employment legal services. Their efforts earned the lease deal a 2023 CoStar Impact Award, as judged by real estate professionals familiar with the market.
About the project: The nearly 82,000-square-foot office property built in 1974 is owned by Durrill Properties.
What the judges said: "Office space is in transition and with a long-term lease, this will lower vacancy rates for years," said Mike Culbertson, chief operating officer of the Corpus Christi Regional Economic Development Corp.
They made it happen: Lynann Pinkham and Lydia Longoria with Corpus Christi-based Cravey Real Estate Services represented the landlord. Henry LeMaire of Partlow Properties & Investments represented the tenant.
