A 20-story mixed-use tower praised for raising the bar for urban development opened its doors last year in downtown Raleigh, North Carolina, after overcoming a daunting and at times unpredictable economic landscape to set a new standard for office projects in the region.

The development's innovative approach to integrating work, living and leisure, combined with its commitment to sustainability and community integration, has been lauded as a transformative force in Raleigh's urban landscape. In recognition, the project earned a 2025 CoStar Impact Award for commercial development of the year for Raleigh/Durham, as selected by an independent panel of industry professionals.

Trammell Crow broke ground in 2021 on 400H, a high-rise that incorporates offices, apartments and retail space at the crossroads of the Warehouse District, Glenwood South and the Capital District.

The project was not without its challenges. In addition to running up against elevated costs due to higher interest rates, global supply chain issues complicated the scheduling of work early on and caused unexpected delays. Ultimately, however, the developer, along with co-development partners Aecom-Canyon Partners and HM Partners, would receive a cash infusion for the project after securing financing through Vancouver-based QuadReal Property Group, and the supply chain issues caused only a relatively minor hiccup in development.

About the project: 400H is a 365,000-square-foot mixed-use development featuring 150,000 square feet of office space, 242 residences and 16,000 square feet of ground-floor retail space. Betting on the reemergence of the area's office market, the building's office component is designed to capitalize on the growing trend of flight to quality, where companies seek out high-end, Class A office buildings with cutting-edge amenities to better recruit and retain talent. Amenities at 400H are centered on the Skyhub, a 10,000-square-foot, ninth-floor amenity space that includes a fitness center, flexible conference spaces, an indoor social space with a catering kitchen and an outdoor terrace with city views.

The property is also accessorized with several eye-catching art pieces, including a 90-foot-long painting of a North Carolina saltwater marsh by Chapel Hill artist Scott Nurkin and a commissioned kinetic piece by Zolty of BreakfastNY that anchors the lobby.

What the judges said: "400H has become an incredible addition to Downtown Raleigh, adding vibrancy to the district and a dynamic presence to our skyline."
