Following the success of Triton Cay Fort Myers, a new luxury apartment community in Downtown Fort Myers, Florida, a second phase of development is underway and expected to be completed next year.
Triton Cay, which was built in 2022 and owned by Columbus, Ohio-based Edwards Companies, is located directly on the Caloosahatchee River at 2220 W. 1st St and 1901 Altamont Ave.
The apartment building features one-bedroom, two-bedroom and three-bedroom options, a fifth-floor Lagoon Lounge, a gated five-story parking garage and a resort-style pool with an outdoor kitchen and fire pit. This development was recognized as the Multifamily Development of the Year in Southwest Florida as part of the 2023 CoStar Impact Awards, which were judged by real estate professionals familiar with the market.
A second phase of Triton Cay is set to begin in spring 2023.
About the project: Developer Silver Hills Development engaged DeAngelis Diamond to construct this unique riverfront residential project. Triton Cay’s facade pays homage to Fort Myers’ historic buildings by designing its two large concrete buildings as several smaller mid-rise residences. Located at 2220 West First St. and 1901 Altamont Ave., Triton Cay consists of two apartment buildings with 327 units. Phase I was completed in 2022, and Phase II is scheduled for 2024. Property owner Edwards Companies is a privately held family-owned corporation based in Columbus, Ohio, that acts as a holding company for numerous operating companies engaged in mixed-use urban development, multifamily home building and management, student housing building and management, land development and construction and condominium development.
What the Judges Said: "Location [and] amenities included in the development really make this new development stand out. The overall look and feel is exceptional. Another phase to come in a market that desperately needs additional multifamily assets," said Theresa Blauch-Mitchell, broker at Sperry Commercial Global Affiliates.
They Made It Happen: Nathan Rivard, president of The Edwards Companies' Edwards Living and Edwards Student Housing divisions.
