After building traditional apartments along the Oakland University campus, developer Trowbridge Companies dipped into the emerging single-family rental market by adding 65 homes in suburban Detroit called The Enclave of Beacon Hill.

The project at 2617 Beacon Hill Drive in Auburn Hills, Michigan, was one of the first in the area to offer a differentiated option of three-bedroom houses for rent for those seeking a rental option without the cost or long-term obligation of buying a home.

The Enclave of Beacon Hill is an extension of Beacon Hill Apartments, a 624-unit multifamily project that Trowbridge developed just to the east.

Trowbridge’s single-family project expands its rental offerings along the university and downtown amenities in Auburn Hills and nearby Rochester.

The project was picked by a panel of local industry professionals as the winner of a 2025 CoStar Impact award for multifamily development of the year in Detroit.

About the Project: Single-family homes include an attached two-car garage, outdoor deck, basement storage and access to community amenities such as a pool and sundeck, fitness center, pickleball courts, outdoor lounge area, ponds, gazebo and nature trail. The property is near I-75 and M-59.

What the Judges Said: No judge comments were provided for this category.

They Made It Happen: Trowbridge employees involved in the project include Anthony Randazzo, Fran Tabbi, Rick Collins, Amie Parisi, Monica Tucker, Amy Urchick, Ali Moutard, Alice Winkler and Ina St. Peter.
