Despite rapid growth in town, dense, amenity-filled apartment complexes are a rarity in Ankeny, Iowa.
The Standard at 36th was an exception when it welcomed residents last July, with the unusually large multifamily development earning the project a 2023 CoStar Impact Award for multifamily development of the year, as judged by real estate professionals familiar with the Des Moines area.
The four-story, 185-unit building includes a large, resort-style pool and fitness center, and oversize windows in each unit to let in natural light. The building at 3611 NE Otterview Circle is one of the tallest in Ankeny, which is north of Des Moines along Interstate 35.
About the project: The Standard at 36th is on the expanding northeast edge side of Ankeny. Costco recently opened just across the interstate. Other new businesses such as restaurants, shops and entertainment are expected to follow in the coming years. Units in the building range from studios to two-bedroom apartments.
What the judges said: “Introduces a high-density multifamily concept to a suburban market typified by low-density projects,” wrote judge Steve Scott, principal at Locate Commercial Real Estate.
