Colliers Plans To Double Down on Dallas Business Line Catering to Office Landlords

Brokerage Adds Two Vice Presidents to Growing Office Leasing Team

Colliers has been focused on expanding its leasing portfolio in the Dallas-Fort Worth region since the brokerage launched its office landlord group nearly two years ago. And now that client base is poised to get even bigger as Colliers adds brokers.

The Toronto-based real estate services firm hired Mason Pritcher and Jack Beare as associate vice presidents. The brokers, who previously worked at Dallas-based Holt Lunsford Commercial, will focus on marketing and leasing office properties throughout Dallas, alongside two of Colliers' more senior brokers, Sara Terry and Reegan Busby.

Terry joined Colliers at the end of 2020 from Stream Realty Partners to build the new business line for Colliers.

"When I joined in 2020, we had no portfolio, starting from zero," Terry, executive vice president at Colliers, told CoStar News. "Since that time, we've grown to more than 4.5 million square feet, including a development site we are working on. By bringing Mason and Jack to the team, they will be able to build on the foundation we started, and I expect we'll double our footprint within the next two to three years."

Office leasing has become increasingly competitive with the continued consolidation of real estate services firms. Recently, Cresa acquired Dallas-based Esrp, and Avison Young purchased Madison Marquette's agency leasing business.

Landlords are also trying to lure tenants back to the office. Brokerages seeking to build this part of their business could see Texas as an opportunity to grow landlord representation fees with the state's influx of new office jobs creating a demand for space.

"Compared to other cities, Dallas, and Texas more generally, has been way more advanced in the return-to-office process," Terry told CoStar News. "For our corporate clients with remote or hybrid work plans, we are seeing more people come back to the office with more frequency as they seek to collaborate and build on connections."

Colliers' office leasing portfolio in Dallas includes high-profile towers like 2100 Ross, Santander Tower, Bryan Tower and Radiance Plaza, as well as a development site being pitched by VanTrust Real Estate along the Dallas North Tollway. It's expected to encompass every major submarket in Dallas with the addition of Pritcher and Beare.

Pritcher said it seemed like the ideal time to join a growing team with a significant amount of resources available, while Beare added the move to Colliers offered an opportunity to get in on the ground floor of a new landlord leasing team in Dallas and capitalize on the momentum built by Terry and Busby.

Pritcher and Beare have experience with teamwork — Pritcher lettered in track and field and participated on the club lacrosse team while at Dallas Baptist University, and Beare lettered in men’s Division I lacrosse at the University of Notre Dame and was team captain his senior year.

Terry said she plans to continue growing the team in the future with selective hires. Other teams within Colliers' Dallas office, including the tenant representation team, are also growing quickly, she added.

As more companies adopt hybrid work policies, Terry is seeing more conference room spaces and kitchens being transformed into lounges and spaces for employees to gather and work together.

"We are continuing to see more and more people come back to the office," she added.
