North America’s largest warehouse tenant leased a sprawling logistics property to strengthen its Southern California distribution network, a deal accounting for 10% of the Inland Empire's total net absorption in 2024.
At a time when the market was still absorbing a recent spike in construction, Amazon signed a 10-year lease for CapRock Partners' 1 million-square-foot I-15 Logistics Center in Fontana. The deal has won a 2025 CoStar Impact Award, as voted on by judges with knowledge of the market.
The deal helped slow the climb of industrial vacancies across the Inland Empire, pushing net absorption back into positive territory in the fourth quarter, according to CoStar data.
The lease is among several deals across the nation by North America’s largest warehouse tenant for buildings larger than 1 million square feet. The company spent 2024 re-accelerating its distribution capacity by leasing some of the biggest industrial spaces available on the market.
About the deal: The I-15 Logistics Center lease at 4121 Coyote Canyon gives Amazon immediate freeway access and a half mile of freeway frontage to make a statement in one of the country's most populated regions and where the e-commerce giant has among its largest concentrations of warehouse space in the country.
What the judges said: "Its prime location enhances logistics efficiency, while infrastructure upgrades, including a private truck queuing road, showcase a forward-thinking approach to traffic management," said Lon Mapes, president and CEO of Redlands-based LDM Commercial.
