Glatfelter, a manufacturer of fabrics used in commercial and consumer applications, was running out of space at its facility in Candler, North Carolina. It didn't need to move far for a larger property.

The company leased 70,400 square feet at Fletcher Crossing in Fletcher, North Carolina, about 15 miles south of Candler. Glatfelter determined it would be cheaper to occupy an existing building instead of expanding its Candler location.

The deal, one of the largest industrial leases in western North Carolina last year, was awarded the 2024 CoStar Impact Award for lease of the year for the Asheville, North Carolina, market, as judged by a local team of real estate professionals familiar with the market.

Owned by Fletcher Warehousing Co., the building Glatfelter occupied in February has 32-foot-high ceilings and access to Interstate 26 connecting Charleston, South Carolina; and Johnson City, Tennessee. Glatfelter's headquarters are in Charlotte, North Carolina.

About the Project: Glatfelter, a manufacturing company that specializes in engineered fabric materials, signed a two-year lease at 4600 Hendersonville Road in Fletcher.

What the Judges Said: "Great expansion for an existing company, showing their commitment in the Asheville market," said Joseph Poveromo, principal at Impact Real Estate Group.

"Expanding an existing industrial client in Western North Carolina and keeping the jobs local is a big deal for our area,” said Rusty Pulliam, CEO of Pulliam Properties.

They Made It Happen: Austin Walker at Whitney Commercial Real Estate Services in Asheville represented Fletcher Warehousing. Rich Greider at JLL in Charlotte represented Glatfelter.
