Almost a year after buying a shopping center in Chicago’s western suburbs, a Texas real estate firm is planning to convert it to an Asia-focused dining and retail destination.
NewQuest Properties recently announced plans to overhaul and rebrand the Riverbrook Shopping Center in Naperville, Illinois. The firm bought the mall at 1523-1567 N. Aurora Road for almost $11.1 million last March, according to DuPage County property records.
The firm’s Asia-Pacific retail group now plans to expand a concept it already has brought to six cities in Arizona, Georgia and Texas, it said in a statement.
Houston-based NewQuest plans a grand opening for the redeveloped property in the summer of 2025, according to the statement, which did not say how much the project will cost.
The firm said it chose the nearly 20-acre shopping center for its first Illinois project, in part, because nearly 20% of Naperville’s population is of Asian descent.
"We are committed to transforming this center into a vibrant culinary destination with an Asian focus," Heather Nguyen, development partner of NewQuest Asia-Pacific Retail, said in the statement. "The objective is to infuse new vitality into this center through the reinvention and repurposing of the space."
Shifting Tenant Lineup
The Naperville redevelopment will transform a 140,892-square-foot shopping center once anchored by Dominick’s grocery store into concepts including an unidentified specialty grocer and an 18,016-square-foot shop for Teso Life, a Japanese “fashion casual” store, according to the statement.
There are about 62,000 square feet of leases in negotiations, NewQuest said.
The shopping center is about 30 miles west of Chicago’s Loop business district.
Last year, NewQuest unveiled a roster of restaurants serving foods from countries such as Japan and South Korea, as well as a Teso Life shop at a retail center near Houston’s Energy Corridor and Westchase District. The retail center is called West on West.
The suburban Chicago location was “all about finding the right demographics in an area with a regional draw,” Nguyen said in the statement.
Diverse Demographics
Less than 3 miles away in neighboring Aurora, Illinois, an expanding Indian jeweler cited the area’s diverse demographics as a key factor in opening a shop this month near the Fox Valley Mall. Tanishq leased all 7,500 square feet in the building at 4300 E. New York St., according to CoStar data.
In December, Tanishq announced plans to open stores in Houston and Frisco, Texas, following its first U.S. opening in New Jersey last year.
Tanishq is owned by Mumbai-based Tata Group, a conglomerate whose other brands include Jaguar Land Rover, Air India and Taj Hotels.
“Tanishq's arrival in the vibrant tapestry of Chicago, home to one of the nation's largest Indian populations, marks a significant milestone in bridging cultures and celebrating heritage,” the company said in a statement to CoStar News. “Although the brand has been available on e-commerce in the US for nearly two years, Tanishq looks forward to bringing forth an exquisite array of jewelry products, including their one-of-a-kind collections, Dharohar and Tales of Mystique.”
