Morrison Cup Solutions has locked down additional space at one of the largest industrial properties in Edmond, Oklahoma.
The local restaurant supply company signed a lease in June 2024 to add 87,500 square feet of industrial space at 3400 S. Kelly Ave. The company already had 110,753 square feet of space in the same warehouse prior to this new lease.
The deal was recognized as the lease of the year in Oklahoma City as part of the 2025 CoStar Impact Awards, which were judged by real estate professionals familiar with the market.
Morrison Cup Solutions now has a total of 198,253 square feet of space for a lease value of more than $5.6 million. The CBRE team that represented the landlord offered the expansion space to Morrison before it ever made it to market.
Both the landlord and tenant in the deal were Oklahoma-based and represented by Oklahoma brokers, which is unique as more national investors and companies expand into the state.
About the deal: The warehouse at 3400 S. Kelly Ave. has a total of 525,000 square feet and was built in 1972.
What the judges said: "The lease shows the continued strength of our industrial market," said Jim Parrack, senior vice president at Price Edwards and Co.
"Massive project, kept local company expanding within the footprint. Creating more advocates within the region and showing success locally; demonstrates strong tenant confidence in the location and continued investment in the community," said Eric Long, research economist at the Greater Oklahoma City Chamber.
