A national oil change company that's still family-owned has a new flagship location in a bustling part of Greensboro, North Carolina, that is designed to serve as a model for its future expansion as it looks to add hundreds of stores over the next two years.

The development of Strickland Brothers 10-Minute Oil Change at 3223 Battleground Ave. has earned a 2025 CoStar Impact Award for commercial development of the year in Greensboro/Winston-Salem, as judged by real estate professionals familiar with the market.

Strickland Brothers has more than 325 corporate and franchise oil change locations in more than 20 states, with plans to open 200 more locations between now and 2027.

This Greensboro location sits on a high-visibility retail corridor with more than 46,500 vehicles per day. The property is also near major retail destinations such as T.J. Maxx, Lowe's and Sprouts Farmers Market.

About the project: Strickland Brothers 10-Minute Oil Change is a drive-thru, quick-stop oil change center. The store has an efficient layout designed to handle high customer volumes and one that allows it to function as a corporate training facility. Lee & Hudgins Enterprises bought the 1,308-square-foot property for $2.25 million in November 2024 from N3 Real Estate. Linville Team Partners brokered the initial land sale, the build-to-suit process and the final sale of the newly constructed facility.

They made it happen: Nick Gonzalez, partner and managing director of brokerage services, Linville Team Partners.
