Knight Frank set to move HQ from West End to City

Set to move close to JLL's new offices as major agents gravitate to City

Knight Frank is in talks to relocate its London headquarters from the West End to the City.

The national agency group is in talks to take around 80,000 square feet at Aviva and Allianz's One Liverpool Street development by Liverpool Street station and close to JLL's new City headquarters. It is understood that KF will retain a smaller presence in the West End.

Knight Frank is relocating from its base at London & Regional's 55 Baker Street. Knight Frank moved there from Hanover Square in the West End in 2008 taking a 20-year lease which expires in 2008. It has a lease on 100,000 square feet but has subleased around 10,000 square feet.

Aviva Investors, the asset management business of insurer Aviva, completed a major prelet at its One Liverpool Street development with Dentons, the global law firm in 2023. Developed for completion in January 2026, One Liverpool Street will comprise 176,000 square feet of leasable office and retail space, spread across the ground and upper 10 floors.

Aviva Investors formed a joint venture partnership with German fund manager Allianz for the development of two mixed-use retail and office buildings at One Liverpool Street and 101 Moorgate in the City of London in February 2022.

JLL and Knight Frank advise Aviva and Allianz.

Knight Frank's move represents another rare shift of a headquarters from the West End to the City by a major agent after JLL committed to 129,000 square feet at British Land and GIC's 1 Broadgate at Liverpool Street, where it will move in 2026.

CBRE, Savills and Colliers all committed to having their flagships in the West End and smaller locations in the City. Avison Young recently signed to relocate from 65 Gresham Street in the City to the Met Building in Fitzrovia. Cushman & Wakefield's London HQ is at 125 Old Broad Street in the City, with a smaller location at 25 Baker Street in the West End recently selected.

Knight Frank did not comment.
