Chattanooga, Tennessee-based real estate developer Urban Story Ventures bought in 2020 the former grocery store shopping center at 6210 Hixson Pike in Hixson, Tennessee, with plans to revive it.

Since then, it has revitalized the more than 40,000-square-foot building in suburban Hixson and grown its occupancy from one tenant to 100% filled. As of the fall of 2023, the shopping center has a Dollar Tree, a Papa John's, Hemp House, Finders Keepers and Workout Anytime as tenants.

The project earned a 2024 CoStar Impact Award for redevelopment of the year in Chattanooga, as judged by real estate professionals familiar with the market.

Urban Story Ventures plans for an outparcel in the parking lot that could accommodate a 1,784-square-foot building that would fit a coffee shop or other quick-service tenant.

About the Project: The shopping center is located in Hixson, a suburban market about 10 miles from downtown Chattanooga. To revitalize the shopping center, Urban Story Ventures worked with Grace Construction Consultants. They focused on the building's façade, subdividing the space and improving the interior to attract a diverse mix of tenants. The building features two loading docks, ample parking and suites ranging from 1,200 to 19,000 square feet of space.
