An artsy neighborhood outside downtown Nashville that has been on the rise in recent years got an even bigger upgrade this year with the addition of The Finery, a 700,000-square-foot mixed-use campus.
Global real estate investor Hines developed and owns The Finery. It includes 200,000 square feet of office space, 383 multifamily units, retail services, restaurants and entertainment spaces. The development has earned a 2025 CoStar Impact Award for commercial development of the year, as judged by real estate professionals familiar with the market.
It comes as the Wedgewood-Houston neighborhood, known as WeHo, is undergoing a revival. Already, major employers like Red Bull GmbH, Apple Music, Live Nation Entertainment, Hermès and F. Schumacher & Co. have moved to the area, and major growth is expected in coming years.
The project includes T3 Wedgewood Houston, a 200,000-square-foot heavy-timber office and retail building that uses Hines’ propriety T3 brand, short for Timber, Transit and Technology. T3 Wedgewood Houston is one of the most environmentally friendly and sustainable developments in the greater Nashville area, with an estimated 40% to 50% reduction in embodied carbon compared to a traditional office building.
Developers designed the building to meet the evolving needs of commercial tenants and elevate the standards for office spaces in a post-COVID world. Amenities for tenants include private outdoor balconies, shared conference space and enhanced air quality and air filtration systems.
Complementing the office space is The Finery's 383-unit luxury, resort-style multifamily building, offering studio, one-, two- and three-bedroom residences. Community amenities include a fitness center, an indoor basketball court, a pool, a speakeasy and coworking spaces.
Hines has engaged the community in its development of the project. It tapped local artists to create murals, sculptures and other public art installations across the property, and has provided financial resources to community initiatives.
About the project: The Residences at The Finery opened in May 2024, and T3 Wedgewood Houston was completed in January 2024. The T3 office project included a pre-lease from an affiliate of Universal Music Group and is LEED Gold certified. The project also has WELL Core and Shell Certification.
They made it happen: David Lawrence, managing director at Hines, developed the project. The architectural firm behind The Finery was Hastings Architecture and included principal Dave Powell. Alex de la Cruz, community manager at Hines, manages The Finery, and Paul Stojancic, property manager at Hines, oversees T3. Charlotte Ford, principal and executive vice president at Colliers, handled the leasing. Vikram Mehra, senior managing director at Hines, Arno De Villiers, associate at Hines, and Caroline Pugh, analyst at Hines, also contributed to the development.
