New York City-based Arch Street Capital Advisors bought a 317,519-square-foot distribution center that is fully leased to FedEx from Scannell Properties.
The technologically advanced, last-mile distribution facility at 11305 S. 150th Ave. was developed as a build-to-suit in a growing industrial submarket within the Omaha area. The property sits on 45 acres and has convenient access to Interstate 80, along with other major state roads and highways.
About the project: The property was developed in partnership with a global real estate developer. Arch Street Capital Advisors, on behalf of its capital partner, provided capital during the construction phase followed by a forward purchase upon completion. The efforts earned a 2023 CoStar Impact Award, as judged by real estate professionals familiar with the market.
What the judges said: "This sale was the most impactful because of the location and focus on technology enhanced distribution ability for an owner that will serve the community as a whole. The last-mile concept has created both challenges and opportunities in the industrial sector and this deal demonstrated a perfect grasp on how to address the challenges involved while capitalizing on the opportunities at play," said Samuel Rolfe with The Lerner Co.
